Can you hold a place before I apply?
Our properties are typically leased on a first-come, first-served basis once we receive a completed application and any required fees. To secure your preferred rental, we recommend applying as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but generally include the first month’s rent and a security deposit. Some rentals may also require last month’s rent, depending on lease terms. -
How old do you have to be to apply?
Applicants must be at least 18 years old—the legal age to enter into a lease agreement. -
Is the deposit refundable?
Yes, security deposits are refundable as long as all lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, repairs, or cleaning fees. -
Who needs a cosigner?
A cosigner may be needed if you don’t meet income, credit, or rental history qualifications. Cosigners must be financially eligible and must sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
You can apply online or in person. A complete application includes the application form, payment of the fee, and supporting documents like proof of income and a valid ID. -
How do I pay rent?
Rent can typically be paid through the tenant portal, by bank transfer, or depending on the property, by check or money order. We encourage online payments for convenience and quicker processing. -
I want to get a pet. What do I do?
Check your lease and contact us first. Some properties are pet-friendly and may require an additional pet deposit or monthly pet rent. Restrictions may apply. -
I want to move out, but my roommate wants to stay. What do I do?
If you’re on a shared lease, all tenants remain jointly responsible. The remaining roommate may need to qualify independently or find an approved replacement with our help. -
My lease expiration is coming and I want to move out. What do I do?
Refer to your lease for the required notice period and submit written notice of your intent to vacate before that deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
We handle all routine maintenance and repair requests. However, tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the tenant portal.
